All the information you need to be the best tenant. Tips and tricks for a smooth rental experience – from move-in to move-out and everything in between.

Be a Great Tenant (It Pays Off)

Great tenants get better service, faster maintenance responses, and stronger references for their next move. It’s not about being perfect – it’s about communication, respect for the property, and following a few simple habits.

Pay rent on time, report maintenance issues early (before they become big problems), and treat the property like it’s your own. These basics go a long way with any landlord or property manager.

Protect Your Security Deposit

Your security deposit is your money – and getting it all back starts on move-in day. Take photos of everything when you move in, note any existing damage on your move-in inspection form, and keep copies of all communication with your property manager.

When it’s time to move out, follow the move-out checklist closely. The biggest deposit deductions come from things tenants could have easily avoided: holes in walls that weren’t patched, dirty appliances, and yards that weren’t maintained.

Maintenance Tips That Save You Hassle

A little preventive care from your end makes a huge difference in your living experience:

  • Change your air filters every 30 – 60 days. Dirty filters make your AC work harder, raise your electric bill, and can cause the system to freeze up.
  • Never flush wipes down the toilet – even ones labeled “flushable.” They cause expensive clogs and backups.
  • Run your garbage disposal with cold water for 15 seconds after use to prevent buildup.
  • Report leaks immediately – a small drip under the sink can cause mold and major damage if left unchecked.
  • Don’t overload electrical outlets with power strips daisy-chained together. It’s a fire hazard.
Resident Tip: Submit all maintenance requests through the AppFolio portal. It creates a documented record, gets routed to the right vendor immediately, and lets you track the status in real time.

Know Your Lease

Your lease is a legal contract, and understanding it protects you. Pay attention to clauses about guest policies, pet rules, noise hours, and what counts as “normal wear and tear” versus damage you’ll be charged for.

If something in your lease doesn’t make sense, ask your property manager to explain it before you sign. There are no dumb questions when it comes to a document you’ll live under for 12 months.

Renters Insurance: Don’t Skip It

Your landlord’s insurance covers the building – not your stuff. If there’s a fire, flood, or theft, everything you own is on you to replace unless you have renters insurance. Most policies cost $15 – 30 per month and cover thousands in personal property plus liability.
