01

About Lux

Who will be managing my home?

While Lux Management Group does not have a direct relationship with renters, our relationship with your potential landlord means a much better renting experience for you.

02

Application & Screening

How do I apply to become a Lux tenant?

Easy. Search a property in your market or apply for a lease directly on our website.

What’s involved in screening?

Credit history, rental history, background check, employment and income verification, plus a government-issued ID. If pets are allowed, we include pet screening.

Who decides if I’m approved?

We work alongside the property owner. We share the screening with the homeowner, who makes the final call.

What are your rental qualifications?

Common-sense approach – no rigid income rules, no minimum credit score, past evictions are not automatic disqualifiers. We look at the whole picture.

03

Moving In & Paying Rent

What should I expect to pay when moving in?

First month’s rent, security deposit (usually one month’s rent), lease admin fee, monthly processing fee, and any pet fees if applicable. We’ll break it down before you sign.

How can I pay my rent?

Resident Portal is fastest – ACH (free) or credit card (small fee). You can also mail certified funds – allow time so it arrives before the due date.

Does the owner pay for every maintenance request?

No. Tenant-caused damage is typically billed to the tenant. We evaluate each invoice case-by-case.

What happens when I move in?

We complete a detailed inspection with photos and notes documenting the property’s condition before you get the keys.

What should I do when I move in?

Set up utilities, review your lease, and tell us about any maintenance concerns from your first walk-through.

When will I get my security deposit back?

After move-out, we compare inspections, owner approves any deductions, and we send a detailed statement with any refund per state law.

04

Maintenance & Move-Out

Who handles maintenance requests?

We do. We coordinate with the homeowner and dispatch vendors – you don’t have to chase anyone.

Emergency vs. regular repair?

Emergencies (flooding, no heat in winter): 24 hours. Urgent (major appliance): 72 hours. Routine (cosmetic): within 7 days.

What is your lease break policy?

We understand that life circumstances can change unexpectedly. If you ever need to exit your lease early, the terms are straightforward: a lease-break fee equal to 2 months’ rent, plus a $300 tenant replacement and administrative fee. No advance written notice is required — all fees and any outstanding balance must be paid in full by the date you vacate and return possession of the property. Your security deposit is handled separately per state law and cannot be applied toward these fees. We can generally place a qualified replacement tenant within those 2 months, so the structure gives everyone a clean, predictable exit rather than an open-ended obligation.
