Rigorous, Fair, Consistent Tenant Screening
The single best thing you can do to protect your rental income is put the right person in the home on day one. That’s where we spend real effort.

Credit report & score pulled from a reputable national bureau.
Nationwide criminal background check – county, state, and federal records.
Eviction history search looking across courts nationally, not just the property’s home county.
Employment & income verification – pay stubs, offer letters, or business documents for self-employed applicants.
Rental history verification – direct contact with prior landlords (not just the one the applicant listed as a ‘friend’).
Identity verification – government-issued photo ID matched to the application.
Pet profile review where pets are allowed, verifying vaccinations and any bite history.
Written qualification standards – same rules applied to every applicant, every time.
How We Do It
Published Qualification Criteria
Every property lists its qualification standards publicly before an application is started. Applicants know what they’re being screened against before they pay the application fee.
Complete Application Intake
We require every adult over 18 who will live in the home to submit a full application. No partial files.
Objective Review
Our team runs the screening data against the published standards – not against a gut feeling. Either the file meets the bar or it doesn’t.
Owner Presentation
Qualified applicants are presented to you with a clean summary: who they are, what they do, why they pass, and our recommendation. You make the final call.
Why This Matters to You
Bad tenants are expensive. A single eviction can cost $3,500 – $10,000 in legal fees, lost rent, turnover expenses, and property damage – sometimes much more. The screening step is where you prevent that loss. We don’t take shortcuts here, even when it’s tempting to say yes just to fill a vacancy.
What Sets Lux Apart
We screen every adult.
Every person 18 or older on the lease goes through full screening – no exceptions, no ‘boyfriend of the applicant’ backdoors.
We publish our criteria.
Because the standards are public, we avoid fair-housing issues and we can explain every decision with objective, documented reasons.
We verify, we don’t just trust.
Income verification means actual pay stubs matched to employer-of-record. Rental verification means calling the landlord’s public record, not the cell number written on the application.
Frequently Asked
What does screening cost?
There is no owner-side cost for screening. Applicants pay a nominal, industry-standard application fee that covers the cost of reports.
Can I override the screening and accept a specific applicant?
You have final approval. That said, we’ll flag any file that doesn’t meet published standards, and we’ll put our recommendation in writing. Fair-housing law requires that standards be applied consistently, so we’ll never approve one applicant on criteria we’d reject another for.
How long does screening take?
Most applications are fully screened and presented within 24 – 48 hours once the file is complete.
