Agent FAQ
Real estate agent questions about Lux property management referrals, answered.
Working Together
How do I refer a client to Lux?
Email, text, or use the contact form. Two sentences and a phone number is plenty. We respond within one business day, always credit the introduction to you, and pay a standard agent referral on the first month rent collected.
Will you ever try to take my client for sales business?
No. Property management is our entire business. When the home eventually sells, the lead goes back to you. We do not list, sell, or buy – that is not our lane.
Strategy & Math
Should my client rent or sell their property?
It depends on equity, market direction, and the client goals. Owners with low cost basis, strong cash flow potential, or long-term hold horizons usually win by renting. Owners who need liquidity, cannot tolerate landlord risk, or have appreciated past their basis often do better selling. We can run the numbers for free.
How do I calculate rental ROI for a client?
Cash-on-cash return = annual cash flow divided by total cash invested. Cap rate = net operating income divided by purchase price. We provide both for any property in a free rental analysis – share the address and we will send the numbers within 24 hours.
What is the best way to pitch property management to a hesitant owner?
Do not pitch management. Pitch the math: net rent after fees vs. selling proceeds after commissions and taxes. Then add the lifestyle cost – middle-of-the-night maintenance calls, eviction risk, fair housing exposure. Most hesitant owners hire a manager once they see the numbers AND the time investment side-by-side.
What We Manage
Do you accept condos, townhomes, or HOA properties?
Yes, with a quick HOA review during onboarding. Some HOAs restrict rentals – minimum lease terms, tenant approval, rental caps. We confirm the CC&Rs before signing the management agreement and document any HOA-specific obligations.
What if my client wants to self-manage?
That is a valid choice. Most self-managers do fine for the first 12-18 months, then call us after a difficult tenant or a 2 a.m. maintenance call. Send them our owner FAQ – it sets honest expectations either way.
How fast can a property go from listing to leased?
Median time-on-market for our properties is 14-21 days when priced correctly and rent-ready on day one. The biggest delays are owners under-investing in rent-ready repairs or pricing 5-10% above market.
