How We Do It
Prevention First
Most legal exposure is avoided by doing the front end right – consistent fair-housing screening, proper disclosures at move-in, a defensible lease, and documented communication throughout the tenancy. The vast majority of our owners never see a courtroom.
Enforce Consistently
When violations or delinquencies happen, we enforce the lease the same way for every resident. Consistency is both legally protective and ethically fair.
Proper Notice Process
When a formal notice is required (pay-or-vacate, lease violation, lease non-renewal), we use state-compliant notice templates, deliver via the legally required method, and document every step.
Attorney Coordination
If an eviction filing becomes necessary, we coordinate directly with eviction counsel, package the file (ledger, lease, notices, communications), and appear as the owner’s agent. You don’t have to show up to court.
Post-Writ & Possession
After a judgment for possession, we coordinate writ service, schedule the lockout with local law enforcement, secure the property, and begin the turn process – all while pursuing recovery of damages through the appropriate channel.
Why This Matters to You
Landlord-tenant law changes constantly. Rent stabilization ordinances, notice period changes, source-of-income protections, pet restrictions, security deposit rules – this stuff shifts at the state and city level every year. An owner trying to keep up while holding down a day job is exposed. Our team tracks it; you don’t have to.
What Sets Lux Apart
We don’t practice law – we work with attorneys who do.
Evictions and complex legal questions go through a qualified landlord-tenant attorney network. You get counsel-quality work, not amateur paperwork.
We document everything.
Every lease, notice, communication, and resident interaction is captured in AppFolio. If a case ever goes to court, the file is ready.
We prevent more than we fix.
Our screening, lease, and enforcement processes are designed to stop legal issues before they happen. Evictions are a last resort – and they’re rare for our owners precisely because the front end is done well.
Frequently Asked
What does an eviction cost if it becomes necessary?
Court filing fees, service fees, and attorney fees vary by state and case complexity – typically several hundred to a few thousand dollars. Our management fee covers our coordination and documentation; attorney fees are billed separately and are often recoverable against the resident through the judgment.
Do I have to appear in court?
No. We appear as the owner’s authorized agent. You’re welcome to attend but rarely need to.
How common are evictions with Lux-managed properties?
Rare. Rigorous screening, consistent rent collection, and early intervention on delinquency keep our eviction rate well below industry averages.
