How to Apply

How to Apply for a Lux-Managed Home

Applying takes most people about 15 – 20 minutes if you have your documents ready. Here’s exactly how it works.

Step 1 – Find the Home

Browse our current listings and pick the property that works for your budget, timing, and location. Each listing has photos, square footage, pet policy, application fee, security deposit estimate, and minimum qualifications.

Browse Available Rentals →

Step 2 – Check the Qualifications

Review our rental qualifications before you apply. Applications are non-refundable, so we want you to know whether you’re in the range before you pay.

See Rental Qualifications →

Step 3 – Gather Your Documents

  • Government-issued photo ID
  • Proof of income – last 30 days of pay stubs, OR 2 years of tax returns if self-employed
  • 2 most recent bank statements
  • Contact info for your current and previous landlords
  • Employment contact (HR or direct supervisor)
  • Payment method for the application fee
  • Pet profile info if applicable

Step 4 – Submit the Application

Click “Apply Now” on the property listing. Every adult 18+ who will live in the home needs a separate application and application fee.

Step 5 – We Run Screening

Credit check, nationwide criminal background check, rental history verification, employment and income verification, pet profile review. Most applications are processed within 2 – 3 business days.

Step 6 – Approval Decision

We present qualified applicants to the property owner for final decision. If approved, we’ll email you within one business day. If declined, we’ll send a formal adverse action notice explaining why.

Step 7 – Sign and Pay to Move In

Sign the lease electronically through the Resident Portal, pay first month’s rent + security deposit + lease administration fee via ACH or certified funds, complete any move-in paperwork (utilities setup, renter’s insurance proof).

Step 8 – Get Your Keys

We schedule a move-in inspection with you, hand over keys and codes, and you’re home.

Common Reasons Applications Slow Down

  • Missing pay stubs or tax returns
  • Landlord not responding to verification requests
  • Unresolved collections or active rental debt not disclosed
  • Pet profile not completed
  • Incomplete authorization signatures

Application Fees

The non-refundable application fee varies slightly by property but is always published on the listing. It covers the cost of credit + criminal + rental verification + processing time.
