How We Do It
Rent Due the 1st
Rent is due on the first of the month across the board. Every resident knows it, every lease states it, every reminder reinforces it.
Automated Collection
Residents pay through the portal, which is available 24/7. ACH is free to residents; card payments carry a third-party processing fee. The system does the tracking, not a human with a spreadsheet.
Late-Fee Enforcement
When rent isn’t paid by the end of the grace period, the late fee applies automatically per the lease. No exceptions, no ‘just this once’ – consistency is what makes the system work.
Owner Payout
Once collected funds have cleared and any property expenses are reconciled, your owner payout goes out on a fixed schedule each month via ACH directly to your bank account.
Escalation Path
If a resident falls significantly behind, we move quickly – formal pay-or-vacate notice, communication with the resident, and if the balance isn’t resolved, coordinated handoff to eviction counsel.
Why This Matters to You
The #1 reason self-managing owners burn out isn’t maintenance – it’s the rent conversation. The awkwardness of asking a tenant for money they owe you. The fear of being ‘the bad guy.’ The reluctance to enforce late fees because the tenant told a sympathetic story. Putting a professional buffer between you and that conversation is worth the management fee on its own.
What Sets Lux Apart
Same day every month.
Your funds disburse on a consistent, published schedule – not ‘sometime after we get around to it.’
We enforce the lease uniformly.
Late fees apply to everyone at the same trigger. This protects your revenue and keeps our files defensible if things go legal.
Full real-time transparency.
Your Owner Portal shows rent received, expenses paid, and balances in real time. No waiting until month-end to find out what happened.
Frequently Asked
When do I get paid each month?
Owner payouts run on a fixed schedule that’s shared at onboarding. Once rent clears and property expenses are reconciled, funds ACH to your bank account the same way every month.
What if the resident pays partially or late?
Partial payments are handled per the lease – typically they don’t stop the delinquency process unless a formal payment plan is agreed to in writing. Late fees apply when the grace period expires.
Do I pay anything extra on rent collection?
The ongoing management fee covers rent collection as part of full-service management. No per-transaction charge, no separate collection fee.
