Rental Qualifications – What It Takes to Get Approved
We keep our qualification standards simple, consistent, and published up front. Every applicant is evaluated against the same criteria on every property.
Minimum Qualifications
Income
Gross monthly household income of at least 3x the monthly rent. Verifiable through pay stubs (most recent 30 days), tax returns (self-employed), offer letters, retirement/pension statements, or other documented sources.
Credit
Minimum credit score of 600. Applicants below 600 may still be considered with a co-signer, an additional security deposit, or documented compensating factors. Bankruptcies must be discharged. Open collections, judgments, and charge-offs are reviewed in context.
Rental history
Minimum 12 months of verifiable rental history from a non-family landlord. No evictions in the last 5 years. No active rental debt or collections from previous property management companies.
Employment
Stable employment history. Current employment verified directly with HR or equivalent. Self-employed applicants: 2 years of tax returns or equivalent documentation.
Criminal background
Nationwide background check run on every adult applicant. Decisions are made in accordance with federal Fair Housing guidance and state/local ordinances – we do not use a blanket ban, but specific offenses (violent crimes, certain drug offenses, crimes against property managers/landlords) are disqualifying.
Identification
Valid, unexpired government-issued photo ID. Foreign passport with valid US visa accepted.
Pets
Pet-friendly properties only. Each pet requires a completed pet profile (third-party verified), applicable pet deposit and monthly pet rent, and breed/weight restrictions per property. Emotional support and service animals handled per Fair Housing law – documentation required.
Who Needs to Apply
Every adult (18+) who will be living in the home must submit a separate application and pay the application fee. Co-signers must also apply and meet income requirements.
What You’ll Need to Submit
- Completed online application
- Application fee (non-refundable, per adult)

How Long Does Screening Take?
Most applications are processed within 2 – 3 business days once all documents are submitted. The biggest delay is usually landlord verification or employment verification taking time to respond. Submit complete information the first time and you’ll move faster than 90% of applicants.

Lux Management Group complies fully with the federal Fair Housing Act and all applicable state and local fair housing laws. We do not discriminate based on race, color, religion, national origin, sex, familial status, disability, or any other protected class.
FAQ
We review lower-credit applications case-by-case. Strong income, solid rental history, or an approved co-signer often bridges the gap. An additional security deposit may be required.
Yes, on properties where the owner has opted in. Voucher applicants are evaluated against the same income-to-rent standards (with the voucher portion counted as income) and the same credit/criminal/rental history standards as every other applicant.
